Built in 2008, this home sits on a full acre of land and is loaded with amenities.  In fact, the owners included $100,000 of upgrades when they built the home.  These include a security system, generator, professional landscaping and pavered walkway on the outside.

Crystal Chandelier in Dining Room

Inside this gorgeous North Haven home for sale the upgrades list is quite extensive.   High-end, upscale lighting fixtures adorn most rooms.  The highlight has to be the crystal chandeleir and sconces in the dining room.

From the electronic ceiling fans in the bedrooms and living room to the motorized lift for raising and lowering of the chandelier in the main foyer, this home is not only gorgeous, but practical too.

And that’s only the lighting!  The kitchen is one of those kitchens most wish they had.  It includes custom cabinetry with gleaming granite, two sinks, and the appliances…  oh, the appliances!  Can you say, Wolf 6-Burner, Double Oven with Griddle?

Wolf Double Oven with Griddle & 6 Burners

How about SubZero Refrigerator?  Imagine whipping up a gourmet meal or a quick snack with ease in this beautiful and functional kitchen.

Prefer dinner in front of the TV?  The kitchen opens up to the living room so your tv dinner is only steps away.  Enjoy your meal as you watch (up to a 60″) television from the built-in, completely wired media cabinet.  It’s all ready to go!

Now what would complete that delicious meal?  Ah yes, a nice cozy fire and a good book (or a glass of wine, or both).  The living room fireplace is surrounded by smooth slate tile and is a real wood-burning fireplace with a full masonry chimney.  A rarity in newer construction!

If you are considering one of the other North Haven homes currently for sale or are thinking about building a new home in the area, you should make an appointment to see this home for yourself.  The owners added many thoughtful and beautiful (and expensive) features into this home when they designed it three years ago, and also paid tens of thousands more for the home than the current list price.  Buying this home in this real estate market means big value for the buyer.

Gorgeous from the inside out, this home is completed by four bedrooms, a laundry room, first floor office, 2 1/2 bathrooms, and many additional upgrades.  For a complete list email me at sarah.guertin@cbmoves.com or call my office voicemail at 203-654-2933 and leave the physical address or email address where you would like the list of upgrades sent.  This home is listed by me, Sarah Guertin, of Coldwell Banker Residential Brokerage in North Haven, CT, for $699,000.  MLS #N311654

Selling Your Home in Connecticut – 5 Tips

5 Things to do Before Selling Your Home in Connecticut

Take some of the stress and worry out of selling your home in CT and follow this to-do list first!

1. Have a pre-sale home inspection. Be proactive by arranging for a pre-sale home inspection. An inspector will be able to give you a good indication of the trouble areas that will stand out to potential buyers, and you’ll be able to make repairs before open houses begin.

2. Organize and clean. When selling your home in Connecticut, it’s important to give your home a clean and open feeling.  Pare down clutter and pack up your least-used items, such as large blenders and other kitchen tools, out-of-season clothes, toys, and exercise equipment. Store items off-site or in boxes neatly arranged in the garage or basement. Clean the windows, carpets, walls, lighting fixtures, and baseboards to make the house shine.  Most importantly, take down those personal photos!  Buyers could have a hard time envisioning themselves living in the home if there are pictures of you and your family all over the walls.  Of course they are lovely pictures, but not appropriate for the walls when you are trying to sell your home!  I always tell my clients that living in your home when it is on the market is completely different than living in your home when you are not trying to sell it.  It’s not as personal, and might not feel as homey to you, but that’s the point.

3. Get replacement estimates. Do you have big-ticket items that are worn our or will need to be replaced soon, such your roof or carpeting? Get estimates on how much it would cost to replace them, even if you don’t plan to do it yourself. The figures will help buyers determine if they can afford the home, and will be handy when negotiations begin.

4. Find your warranties. Gather up the warranties, guarantees, and user manuals for the furnace, washer and dryer, dishwasher, and any other items that will remain with the house.  (My company, Coldwell Banker in North Haven, CT, offers a Home Protection Plan that can take the worry of old appliances and mechanical systems off your shoulders.  Best of all it doesn’t need to be paid for until the closing, so you don’t have to spend any extra money in advance.  Ask your real estate agent if they have a similar plan.  They should!)

5. Spruce up the curb appeal. Pretend you’re a buyer and stand outside of your home. As you approach the front door, what is your impression of the property? Do the lawn and bushes look neatly manicured? Is the address clearly visible? Are pretty flowers or plants framing the entrance? Is the walkway free from cracks and impediments?  Take the time to increase your curb appeal and make a buyer’s first impression of your home the best it can be!

Follow these 5 tips and selling your home in Connecticut will be easier than you think!  If you are preparing to sell your home in Connecticut, please call me, Sarah Guertin, at 203-671-9137 or email sarah.guertin@cbmoves.com.  After you’ve followed the 5 steps above  it’s up to me to do my job and get it sold.  I look forward to helping you!
